Floor Protection, Tape and Stickers: Who Removes Them

Assign removal of protection, tape, labels and overspray in writing, and expect site conditions to change what the clean takes.

The problem this solves

Floor protection, tape residue, paint overspray and manufacturer labels are left for the cleaner to discover at the final clean. The cleaner wasn't priced for them, and the finished floors are at risk.

What gets left behind

  • Floor protection taped down for months, with residue baked into LVT, sealed concrete or wood
  • Painter's tape left on glass and frames past the manufacturer's recommended removal window
  • Manufacturer labels and stickers on glass, fixtures, appliances and toilet partitions
  • Paint and sealant overspray on floors, glass and hardware
  • Drywall mud and joint compound ground into unprotected floors

Assign each item in writing

  • Floor protection: the trade or sub that installed it removes and disposes of it, or the cleaning sub does with a quantity priced. Pick one.
  • Tape and residue: the trade that applied it removes it within the tape maker's time limit.
  • Labels and stickers: include them in the final-clean scope, with the count or allowance stated.
  • Overspray: the trade that caused it is responsible, or it's handled as extra cleaning at a posted rate.

Why site conditions change the price

We score every job on five conditions before we set a production rate:

  1. Do the trades clean up after themselves? OSHA's construction housekeeping rule, 29 CFR 1926.25, requires debris to be kept cleared from work areas.
  2. Are finished floors and surfaces protected?
  3. How much adhesive, paint and sealant residue is there?
  4. How many stickers and labels are there?
  5. How heavy is the dust?

A well-run site can be cleaned much faster than a site with no protection and heavy residue. Daily housekeeping and protection cost less than paying for slower cleaning at the end.

How NEAT bids it: protection install and removal are separate lines. Sticker and adhesive removal beyond normal levels is priced per unit, so you can see it instead of having it hidden in the final clean.
